Guidance for Clients....
The Brief:-
Firstly we meet with prospective Clients to discuss their individual requirements and general brief without charge after which a fee proposal is provided for perusal. Once appointed we clarify the brief in more detail, listening closely to both the Clients requirements and expectations.
The Process:-
1) Initial discussions to ascertain the brief advising the Client where appropriate and explaining the full Planning, Building Regulations & construction process.
2) Measured Building survey (if proposals are to alter an existing building)
3) Initial proposals based on Clients brief.
4) Planning submission.
5) Detail design including Building Regulation submission.
6) Product information.
7) Tender or negotiation.
8) On-site Construction.
9) Completion.
External Consultants:-
In order for a project to proceed smoothly the appropriate consultants need to be appointed. AB Architecture works closely with numerous local Building Contractors as well as Structural Engineers, Topographical Surveyors, Geo-technical surveyors etc. to ensure a consistent level of workmanship.
Planning application:-
We will advise you on whether a Planning application is required and guide through the process. We have submitted many successful Planning applications and will use our experience to your benefit.
The Tender process:-
Typically we advocate that projects are tendered. We encourage Clients to use Contractors who can demonstrate the highest level of quality, familiarity with the type of project proposed and who have exemplary references.
Contract Administration:-
We strongly advise Clients to appoint a Contract administrator whose responsibility is to ensure that the Contract is administered fairly and that the Contractor is paid on a timely basis whilst ensuring that they are carrying out the Contract as designed. AB Architecture works closely with Sandiway Energy Consultants who offer unrivalled Contract Administration services whilst working closely with the Client.
